Colorado Springs Parade of Homes | New Homes in Colorado Springs

It's that time of year again!  I am already getting excited about the 2008 Parade of Homes in Colorado Springs. It is always fun to see how the latest new homes in Colorado Springs are designed. The unique architecture, landscaping, design touches, and communities showcased in the Parade of Homes tend to offer a good taste of what new home construction in Colorado Springs is all about for 2008.
Flying Horse and Banning Lewis Ranch are the two main sites to visit this year for the Parade of Homes.  There are a total of 29 new homes in the Parade with 11 of the homes over 1 million dollars. The Colorado Springs Parade of Homes runs from August 8 - 24 where tickets will run $10 each. The Parade of Homes will be open daily from 10AM – 6PM everyday. 
Tickets for the Parade of Homes can be purchased at Safeway:
  • Adults between ages 18 – 64: $10 each
  • Seniors ages 65 or older: $5 each
  • Children 18 years or younger: FREE

Fort Carson Expanding Buffer Zone

Fort Carson plans on expanding the buffer zone between Fort Carson and the Rancho Colorado area by purchasing land from current property owners. The best part is that the land will be purchased by the federal government without the use of county tax dollars or eminent domain. The El Paso County Board of Commissioners is involved in the approvals of the purchases where willing sellers will be selling land for the Fort Carson buffer zone. El Paso County has purchased 40 parcels of land in Rancho Colorado in 2006 and 2007 to keep a cushion from development on the southeastern border of the Rancho Colorado subdivisions. This should help protect the ongoing operations that Fort Carson needs to keep going without affecting the surrounding communities.

Evaluating Neighborhoods in Colorado Springs

Are you getting ready to look at homes for sale in Colorado Springs and surrounding areas? This is a good time to choose which neighborhoods or areas you plan to buy in. Some of you may know exactly what areas you would like to live in. If you are not sure it will require some detailed research on areas and neighborhoods. Now is a good time to create a homebuyer checklist to rank priorities with community amenities you would like to have and those you must have. Take each area and neighborhood and weigh it against your priorities. Local amenities such as parks, trails, entertainment, shopping, hospitals, and other things that are important to your lifestyle should be considered in location. School locations and test scores should also be considered when looking at different areas. It is also recommended to research crime rates in and around the area by contacting the Colorado Springs Police Department and surrounding departments. This has been very helpful for many of my clients who have received information specific to the areas with detail down to the street and block. 
Next get out there and gain first-hand knowledge about each area’s access to transportation, and its proximity to schools, shopping and entertainment. Visit the area during peak commute hours to get a feel for traffic conditions and other related issues.
