Possible Addition to Peterson Air Force Base

by Alan Daniels

Peterson Air Force Base is among 5 other military bases around the nation to house the 24th Air Force Unit which will fall under Air Force Space Command to oversee cyberspace warfare.  The Unit is in charge of global cyberwars.

The other finalists  for the 24th Air Force Unit are Barksdale Air Force Base, La., Lackland Air Force Base, Texas, Langley Air Force Base, Va., Offutt Air Force Base, Neb., and Scott AFB, Ill.  It will be interesting to see where they end up.

This would be great for the local economy in addition to the already expanding Fort Carson, which is in the process of doubling in size.

Fort Carson Expanding Buffer Zone

by Alan Daniels

Homes In Fort Carson

Fort Carson plans on expanding the buffer zone between Fort Carson and the Rancho Colorado area by purchasing land from current property owners. The best part is that the land will be purchased by the federal government without the use of county tax dollars or eminent domain. The El Paso County Board of Commissioners is involved in the approvals of the purchases where willing sellers will be selling land for the Fort Carson buffer zone. El Paso County has purchased 40 parcels of land in Rancho Colorado in 2006 and 2007 to keep a cushion from development on the southeastern border of the Rancho Colorado subdivisions. This should help protect the ongoing operations that Fort Carson needs to keep going without affecting the surrounding communities.

Evaluating Neighborhoods in Colorado Springs

by Alan Daniels
Are you getting ready to look at homes for sale in Colorado Springs and surrounding areas? This is a good time to choose which neighborhoods or areas you plan to buy in. Some of you may know exactly what areas you would like to live in. If you are not sure it will require some detailed research on areas and neighborhoods. Now is a good time to create a homebuyer checklist to rank priorities with community amenities you would like to have and those you must have. Take each area and neighborhood and weigh it against your priorities. Local amenities such as parks, trails, entertainment, shopping, hospitals, and other things that are important to your lifestyle should be considered in location. School locations and test scores should also be considered when looking at different areas. It is also recommended to research crime rates in and around the area by contacting the Colorado Springs Police Department and surrounding departments. This has been very helpful for many of my clients who have received information specific to the areas with detail down to the street and block.
Next get out there and gain first-hand knowledge about each area’s access to transportation, and its proximity to schools, shopping and entertainment. Visit the area during peak commute hours to get a feel for traffic conditions and other related issues.
Remember that your Colorado Springs Realtor is your number one source for neighborhood and area information.   Your Real Estate Agent can set you up with a personal home search in Colorado Springs and surrounding areas and funnel the results down to your top areas. In addition to providing you with comparative market analysis data, a good Realtor can let you know how long home listings stay on the market, helping indicate a neighborhood’s desirability.  Your Realtor also is a neighborhood and area expert who can inform you on issues and amenities specific to the neighborhoods you're interested in, bringing to your attention matching neighborhoods you may not have known about or otherwise considered.

Buyer's Market?

by Alan Daniels

Colorado Springs Real Estate - Buyer's Market

Is the real estate section of your local paper filled with stories about how the real estate market in your area is slowing down? Is it taking months to sell the homes on the market? If this description fits your area, and you have been waiting for the right time to buy a house, it may be time for you to make a move. This kind of market is referred to as a "buyers' market" for a good reason--it is an opportunity for buyers to select from a large number of homes that could satisfy their needs.

Everyone involved is ready to bend over backwards to make it possible for you to buy your dream home. Most sellers are highly motivated and so are the local real estate agents, loan officers, title companies, and other professionals involved in the transaction. It is important to remember that the real estate market runs in cycles, and conditions can change without a lot of warning. This could be the perfect time to contact a good real estate agent to discuss your needs and to explore the possibilities available to you.
